having power over the estate agents

Hi Peeps well what a bloody difficult time for all us who have worked so hard to get our visas and prepairing ourselves for the big move them the housing market goes BANG and buggers it all up for everyone so i have had an idea which i am at present doing and i thought i would pass it on to all you guys and gals who are trying to sell at the end of the day if we have to take a short break to activate our visas so be at least it is then open for 5years BUT and here comes the BUT if the estate agents dont sell any houses then there out of buisness so i think the boot is now on the other foot so here goes try this .



contact as many agents in your area and tell them you would like them to sell your house at say 1% but you are not prepaired to sign into any agreement and tell the the names of any others who you have on board all ready if any however you will be prepaired to sign a decloration that should they (whichever agent it may be )sell your house and it has to be a definate sale then they have the sole rite to the commision agreed like i said at the end of the day they now NEED YOU not us need them so much i started this little thing at the begining of the week and have three agents at present trying to sell it with NO signed contracts

It's not the fault of the agents that your house is not selling. It's the greedy banks that have ruined the market encouraged by Gordon Brown, who said two years ago that he wanted Britons to 'spend their way out of recession' Agents are victims of this policy and are suffering hard right now.
So to me it looks like you are encouraging people to kick people when they' re down. These are people that if they have n't been made redundant are literally struggling to pay their mortgages! Most are good honest people. There are rotton apples but no more than say any other proffession.
I'm glad I'm out of the UK property market as the fees are derisory compared to just about any other part of the world, coupled with the fact that our reputation is unjustifiably poor. Estate Agents in OZ have a good reputation as they do in the states. Although niether are any more professional and offer much less value for money.
If you have to have a go a someone why not pick on Bankers. How do they justify their incomes and Lawyers never met a poor one of either!

immy i think you are missing my point im not kicking them when their down im simply holding the cards just like they do when the market is boyant they all set a president on commisions when times are good and if you want to go multi agent they then hit you with stupid commision rates i could go on i have bought and sold a few properties and i have allso do all the letting maintenance and looked after all the local shops of a big national estate agents so i know what they are like through and through so like i said the boot is now on the other foot and im calling the shots in fact i think im being very very fair in some respects as the more agents i get the more chance one of them has to make a sale and earn there money buy the way i have another one to day making 4 agents now so thats 4 agents who all have the chance of earning some money and paying there morgage

sweeping generalistion that though is n't it! I can say the property maintainance people I have had experience of quite literally make up their prices on how vunerable their client is. And as they have far less competition than estate agents they can charge pretty much what they like. That is my experience. Not saying I would not charge 3 or 6% if suddenly 3/4 of all the estate agents in my town closed down as I'm a capitalist.

well u havent met me have you. And and if you like to work with those sort of people then thats up to you. I have a very good name in my town i havent advertized for over 4years and my phone doesnt stop so dont even go there . I have two companies at present that belong to one of the largest estate agents group in the uk who are more than happy to go along with this. You say you are happy to be out of the property game sounds to me the people who you used to work with should be the happy ones it sounds to me like you are very two faced person and if 3/4 of estate agents in your town shut down then you would kick the people who had to sell there houses while there down so to me you realy sound like you are not a capitalist but a Richard head

I dont have any connections with either an estate agency OR a property maintenance company , nor do we have a house to sell here in the UK, coz we are lucky enough to own a house in Oz already with mortgage paid off ..... SO! here is MY opinion....

In the golden days for estate agents when houses were selling before even the photo info was available in their shops, I didnt see any estate agents giving a refund to sellers because they had done bugger all ....did you? So I think its an excellent idea for an estate agent to earn their money for once vett any viewers properly to check they are in a position to buy rather than those on a day out snooping round others homes!

The ones that work the hardest will earn the most! Capitalism at its finest!

Got to agree with Ron & Chel.

If you approached an agent to sell your house and he says i will and i will charge you 4% then you have the choice to say yes or no,equally if you approach an agent to sell your your house for 1% the choice is then his to say yes or no.

You are after all trying to get the best deal for yourself.
