    The house selling saga...................

    Monday:
    We get agent 1 around to have a look. Really like the guy and think he will do a good job, value just above what we were expecting and nice marketing with a reasonable fee 1.25%.
    We tell him we have 2 others booked and he reckons one will be lower and the other higher than his valuation.
    Tuesday:
    Agent 2, a bit smarmy and came in lower
    Agent 3, nice chap but hideous fixed fee of £6k+. Reckoned on a higher figure than 1
    We decide on agent 1 so let them know that evening to come round on Monday to sign us up.
    Wednesday afternoon:
    Agent 3 rings to say they have a couple looking for our type of house ready to proceed as nothing to sell. We negotiate a one off viewing contract for Monday (which will be after we sign with Agent 1 !)
    Thursday:
    Agent 3 rings again to say he has more people wanting to view so wants to do a deal and takes £1500 off his fees. We turn this down saying we are still comitted to sign with Agent 1. He still wants the one off to be £4700+VAT should they buy - money for nothing or what ?!!?

    So damn stressful and we haven't signed anything yet !
    Let's see what Monday brings

      Update time............................long overdue I know !!
      So we went with agent one and had 10 viewings before we had an offer which we then beat up by 5k to meet our expectations and the guy wanted to buy the outside play stuff and red leather sofas so we hit hit the magic £300k mark !
      11 weeks later....................................the guy has given so much BS about his financials he can't get a mortgage and the estate agents have not realised earlier ........aaarrgh !
      So back on the market as still tied into the same agent
      2nd viewing and we get an offer 1k below the first guy BUT they haven't got theirs on the market yet

      So our agent gets them on the market within 3 days and they have an offer on the first viewing from an FTB but they take 5 days to accept it and in the meantime we drop 1k off our price to twist their arm............PHEW !
      So here we are another 5 weeks down the line and a week ago, bombshell..........Nationwide won't lend to our buyer on our property as it is built with a modern closed panel timber frame (highly insulated and way ahead of current building standards even after 5 years !). They state as future values can't be calculated it is UNMORTGAGEABLE............WTF !!

      We are on our 3rd mortgage since we started the build so know this is complete BS, luckily their broker is the estate agents in house one so he shops around for a lender that will accept our build type and ends up getting a better rate too for them !
      Application in so all we can do is cross EVERYTHING.......................OW!

      So a word of warning to all self builders................................despite most of us wanting to build better insulated, sustainable homes that reduce emissions and save money on energy...........the financial institutes have a lot of catching up to do !

      Our validate by date of 24/11/2012 is approaching fast and we are having to scrape every penny together to have a backup fund in case we have to "waste" £4k on a validation trip................................please, please go OK this time !
