Agent B cannot lay claim to a sale in the future just because they introduced a buyer in the distant past.
The courts look quite favourably on the person who instigates the sale, and not the person who introduced the buyer.

Agent A introduced the potential buyer in Jan 08 so they viewed and said they were interested but still had to sell theirs. Then in March the potential buyers asked if we would drop the price when we were on with Agent B (who they are also on with) as they were trying to calculate how much they needed to sell theirs for to buy ours. It was at that point that we suggested a part/ex to agent B and said we would drop if they would drop, but they wouldn't drop theirs by enough so it didn't happen.
In March when this all happened, agent B acknowledged that agent A had been the ones to introduce the buyer and when we said that we weren't about to be stung for fees from both agents they said that they would find a way around it. We have just handed notice to Agent B so they have no idea we are going to approach the potential buyers again.
