I looked at Carlton back in December when I arrived, but thought you pay so much over the odds for the location that the houses themselves weren't great value. I ended up in Brunswick, and have just bought there after renting for 5 months.

There's not much you can do ahead of time except look on-line and check where places are and what rents are being asked. It can be stressful once you arrive, having to wait for the weekly list of places coming up for rent, then going to look within the half-hour inspection time slot, but I think that's just what you have to do, and it does seem to work out. I had copies of references, bank statements etc. but the estate agent wasn't that bothered, and the owners weren't even interested in cash upfront, they just thought I looked honest. Don't let yourself panic, would be my advice, and bear in mind there's far more competition at the cheaper end of the market. You could end up being the only ones going for a property if you're lucky.
