Your budget is going to be one of the main factors here.

Subi is just to the west of Perth but your commute will be quicker and easier if you don't have to cross the city. The western suburbs are expensive (because they are great places to live). With a family, perhaps Subi itself is not the best, it's more a sort of urban couple place. Still houses on 400sqm can be had for not less than $800K, as you move west from there into Daglish, Shenton Park, Nedlands, Claremont, Wembley, Floreat Park, City Beach houses will get bigger as will the block size but prices could double or treble in the blink of an eye. If you are wanting to rent, then all these areas would be okay. Here in Aus renting is much cheaper than buying, often less than half what a mortgage would be.

I would try to avoid areas east or northeast or southeast of the city, places like My Lawley, Vic Park, Dianella, Inglewood. Burswood, Maylands. All of these would require crossing the city.

Living south of the city is fine, you could come in on the Kwinana freeway and get off at Hay St, West Perth and into Subi very easily. Living north will be harder and slower getting off the freeway at Vincent street then into Subi via Loftus st & Thomas st, but this tends to be the worst area for traffic congestion.
